Have you been quoted the “full” price? Often, you will be quoted a price and when the inspector gets on site, additional costs suddenly appear. We will let you know up front all costs associated with the inspection with the information you have provided. The only additional costs would be if the information provided was in error or an environmental concern is apparent and you want testing performed.
Are they and/or their agents certified? If so, with whom? Our inspectors are all ISHI and NACHI certified inspectors. Missouri currently has no laws regulating Home Inspectors. We are not trying to scare you because there are a lot of good home inspectors our area, but it is a buyer beware market.
Do they perform a complete 500-point inspection? Our inspectors use the ISHI standards of inspection. The ISHI standard incorporated both the ASHI and NACHI standards as well as identified additional items that they felt were important to home buyers.
Do they point out the positive attributes of the home as well as possible problems? At A-Pro, we will not only point out the problems and/or potential problems of the home, we will also tell you of your future homes positive attributes. The truth is, EVERY home has some problem or another. There is no such thing as a perfect home.
Do they carry General Liability and Errors & Omissions insurance? What are their limits? These insurances are designed specifically to protect all parties involved: the Buyer, the Inspector, the Realtor, and the Seller.
Do they provide you with a FREE Home Warranty? Often, a company will say they provide Home Warranties but there are usually additional costs involved and the Home Warranty Company is not affiliated with the inspection agency. Our Home Warranty Company is a subsidiary of A-Pro and has a vested interest in customer satisfaction.
Do they perform a FREE digital level survey?
Do they offer a “No Further Evaluation” guarantee? While very rare, if we come across an item or inspection point that is within the scope of the inspection and we can not identify the item, we will not just write it off as a limitation or skip over it, we will pay for an expert in that field to come out and inspect it at our cost.
Are they willing to say: “If we don’t report it, we repair it!”?
Do they provide a computer generated report with digital pictures? Is it accessible 24 hours a day 7 days a week? Can they guarantee email delivery of the report within 24 hours after the completion of the inspection?
Do they provide you with a beautiful hard bound copy of the report in addition to an electronic copy upon your request?
Do they have the ability to schedule an inspection 24 hours a day, 7 days a week?
